Pricing & Investment
How much does a Black Oak project typically cost?+
Most of our projects fall between $50,000 and $250,000, depending on scope, materials, and site conditions. We provide fixed-price proposals after the design phase so you know exactly what you're investing before construction begins.
Do you offer free estimates?+
Yes — our initial 45–60 minute on-site consultation is complimentary. A detailed design and fixed-price proposal requires a modest design fee, which is credited toward your build if you proceed.
Are your prices fixed or do they change during the project?+
Fixed-price contract. What you sign is what you pay. The only changes are ones you request in writing — never surprises we discover mid-build.
Do you offer financing?+
Yes. We partner with financing providers offering 0% promotional plans, fixed-rate installments, and home equity introductions. See our financing page or ask during your consultation.
Timeline & Process
How long does a typical project take?+
Design typically takes 1–3 weeks. Construction ranges from 3 weeks for a straightforward deck to 14+ weeks for a full backyard renovation. We share a detailed calendar at proposal.
When should I start planning if I want to enjoy the space this season?+
For spring/summer completion, we recommend starting design conversations in the fall or winter. Our peak-season build calendar fills 3–6 months in advance.
Do you handle permits and inspections?+
Yes — we manage all municipal permits, engineering when required, and pass every inspection. You never call the town.
Who will actually be building my project?+
The Black Oak in-house team. We do not rotate subcontractors through your yard. A dedicated project director is your single point of contact throughout the build.
Materials & Warranty
What materials do you use?+
Premium hardwoods (ipe, mahogany), high-end composites (TimberTech, Trex Transcend, Fiberon), natural stone (Pennsylvania bluestone, travertine, granite), and architectural metals. We specify materials designed to outlast trends.
What warranty do you offer?+
Manufacturer warranties on all premium materials (many are 25-year or lifetime), plus a written Black Oak workmanship warranty on installation. Documentation provided at handover.
How do premium materials hold up in NJ winters?+
Every material we specify is chosen for four-season Northern NJ weather. Our detailing (proper drainage, hidden fasteners, correct base preparation) is what makes them last.

Bergen, Passaic, Morris, and Essex Counties in Northern New Jersey. We occasionally take projects just outside — ask.
Are you licensed and insured?+
Fully licensed home improvement contractors in NJ, carrying general liability and workers' compensation insurance. Certificates provided on request.
Can you work with my architect or landscape architect?+
Absolutely. We regularly collaborate with outside design professionals and welcome existing plans as a starting point.
Do you take on smaller projects?+
We take on projects starting around $15,000. If your scope is smaller, we're happy to recommend a trusted partner.
